Property Description

PALMYRA HOMESTEAD (c1830) HERITAGE BUILDING

The earlier wing of the house is exceptionally old, originally being a four roomed cottage, probably dating to the 18th century, when the property formed part of the Weltevreden Estate. Very few such early structures are known to exist in the suburbs of Cape Town. The distinctive main reception wing with its fine portico was added in the 1830’s and is an excellent example of its period. The building retains excellent layering and patina. This charming house, set on large grounds and beautiful garden, offers :

- A beautiful entrance portico leading into a hallway with wood flooring.

- The formal lounge has a Victorian fireplace and wood flooring.

- The main bedroom has a Victorian fireplace, wood flooring and en suite with cast iron bathtub, shower, and toilet.

- The Formal dining room has pressed ceilings and wood flooring.

- Guest toilet.

- A 2nd Bedroom with wood flooring.

- A spacious, open plan kitchen with a gas stove and two wooden butcher blocks.

- The family room has a wood burning stove fireplace, tiled and double doors leading to outside.

- A family bathroom with cast iron bathtub, shower, and toilet.

- The mezzanine floor offers a lounge, 3rd bedroom with an integrated shower, hand basin & toilet and a loft area.

- There is a large, sunny area, which is part of the main house and has access to outside. Plans indicate 3 bedrooms and a family lounge but currently it is one large room. It is currently being utilized as a cooking

facility for Spectrum Chef’s Academy.

-There is a large, freestanding storeroom at the back of the house, plus a room and en suite bathroom (a plan dating way back indicates a smaller outside building as a garage)

- An expansive swimming pool was built in 1971, is fenced and surrounded by beautiful trees and shrubs.

- A borehole/well-point.

- Secure parking available on the property.

- The thatch roof (west wing) was replaced 17 March 2023 and is guaranteed for a period of two years.

- The rest of the roofing is IBR sheeting.

- Additions and alterations were done from 1969 to 2005.

The property is sold voetstoots with supporting architectural heritage documents covering general maintenance and repairs, scope of works and specifications. These reports were completed by Heritage practitioners and architects, together with consultation with Structural and Civil Engineers. A permit for minor works was granted for the proposed maintenance and repairs on 29 July 2022 by Heritage Western Cape and is valid for 3 years. An updated 2023 report by the Heritage architect will be available shortly.
